Minutes of 2010 Annual HOA Meeting

Please note these minutes HAVE been approved by the board.

Minutes, Pleasant Pointe Homeowners Association Meeting, Feb 9, 2010

The meeting was called to order by President Dave Hill.

The HOA president introduced the treasurer, Beth Barranco, and Secretary Tim Fitzgerald. Gary Bacon volunteered on the spot to fill the Vice President position. This was passed by vote later in the meeting.

The president announced the Pleasant Pointe HOA website, pleasantpointe.blogspot.com and HOA email address pleasantpointe29851@gmail.com

Many members paid annual dues at the meeting. The president discussed the need for dues to keep up with the legal requirements for the HOA to pay the bills.

Projects to be undertaken.

Pothole on Pleasant Pointe Dr. has been reported to county for repair.

Entrance lights on the signage do not work and need to be repaired. There is a need for electrical wiring to be repaired. No estimate has been obtained because the HOA had no money. The president asked for anyone knowing an qualified electrician in the neighborhood to let us know.

Fuel tank and culvert on Pleasant Pointe Dr. The board considers this to be abandoned property and anyone willing to move it may have it at no cost. Suggestion from the floor was made to attempt to sell the fuel tank for scrap. The president said he will try to find someone. Brenda McKinney, Realtor, was mentioned as one who may be able to help.

Street captains serve as a contact point for specific areas of the neighborhood. Volunteering tonight were: Backy Lafavor, Royal Pine and Rosewood; Judy Lees, Pleasant Pointe (section 2). Carol Pabst, TBD. Mary Hill, Avondale; Sara Williamson and Doris Phillips, Edinburgh Court; Kelly Mitchell, Lenox.

Draft By Laws will be on the website after the meeting. Vote on bylaws will be at special meeting in June. Long discussion ensued over bylaws versus covenants and the amend ability of covenants. There appear to be multiple versions of the Pleasant Pointe covenants. Suggestion from the floor to ensure Realtors know Pleasant Pointe is a neighborhood with an HOA comprised of all homeowners. Suggestion is to contact Brenda McKinney to let the MLS for this purpose.

A strong feeling exists that action must be taken against those in arrears on their dues. The board reiterated that dues are $100 per year and that HOA will pursue those in arrears. Dave asked for patience as the new board takes on the challenges and the new treasurer sorts out the status.

The president pointed out that because the HOA now has legal status, unpaid HOA dues can be collected at sale closing. The question of ownership of vacant lots came up including if those owners are paying HOA dues.

A discussion of on-street parking ensued. There is confusion over the legality. The president promised the board would look into this.

The president asked if anyone in attendance is paying extra for streetlights. Several members indicated they are. This is reportedly listed as a separate item on these members electric bill. Board secretary requested someone provide a copy of such a bill to the board. The HOA Board will review to understand the situation and develop remedy if required.

The president reiterated the new team is committed to improving the situations in the neighborhood and thanked the members for coming..

The meeting adjourned at 7:50 pm.
